I have to start off by saying how truly appreciative and grateful i am to be renting a unit from blue emerald leasing agency!!Mary, her husband, and her staff are such an amazing team they have always gone over and beyond for my family and i as well as other tenants that rent from them.From the 1st day i met with Mary to check out the rental i am currently renting she has been a perfect example of a landlord. She is always there for you any time of day with the most positive and lovely attitude. I have rented from other places with many different landlords. Never have i had one as extraordinary as Mary. She is never too busy and she makes even the smallest problems a priority. Not only does Mary constantly make our building safer, she also makes sure any repairs that may be needed are fixed as soon as they can. With other leasing companies or landlords i have rented from communication seemed to always be a bit of an issue for some reason, just to get some type of a response was like pulling teeth but with Mary its never been an issue. Mary communicates no matter what day it is or how busy she may get she always, ALWAYS makes sure to respond to any calls, emails, letters etc. I or other tenants may send to her. Mary and Carmen have provided my family with a wonderful renting experience. They are prompt to fix things, even on weekends and always return non urgent calls within 24 hours. They are very understanding about your individual circumstances as long as you communicate with them. At move in they pushed my move in date out to allow extra time to pass, so I wasnt paying for 2 places at once and now that I am looking to buy a home they are doing their best to accommodate a possible early move out. Carmen delivered Christmas gifts to me and my kids and my then unborn child. She is SUPER thoughtful and sweet! Thanks to everyone at blue emerald!

Mary was amazing and as sad as I am to never actually get to stay in the apartment I can say without a doubt I would have been very pleased having her as a landlord. We agreed to move in to the unit in August and she let me take all of August and September to pay the deposit. She then held the unit for us until move in. Move in was supposed to be October 30th 2019 however due to domestic violence that is no longer happening. She didnt have to let me out of contract or even give me my deposit back but she is doing both. Hopefully when I get back on my feet I will be able to afford to rent from her on my own!

I just rented a small studio on the North side of Tacoma in a QUIET, PEACEFUL and BEAUTIFUL neighborhood from Mary and I LOVE it. Im a big guy but I dont care because this saved my life from living next to the CRAZINESS of Wright Park. Mary was patience with my process and totally supportive. These are the worst people to rent from. We spent several thousand dollars improving the property. Then when the 2 bedroom basement apartment started flooding, they did not fix it. Which led to the damaging of most of my furniture. My renters insurance said ti was a structural issue. Mary refused to fix it, or to pay for my damages. We agreed to walk away with her letting us out of the lease and me letting our damages go. This has not been honored by her, she has left bad reviews for us and never admitted to her wrong doing. This is the worst rental company in Washington state. NEVER DO BUSINESS WITH THEM THEY DO NOT CARE ABOUT YOU OR THE HOUSE YOU RENT FROM THEM THEY ARE BAD PEOPLE

My wife did her best to leave the unit spotless and good as new, including painting certain areas. Thankfully it was worth it as we received our full deposit back. I know this should be standard for all property management companies, but in my vast experience with various agencies, Ive always had major conflicts as companies always want to keep a piece of the pie.

I just signed a lease with Mary P at one of the property that her company manages. My husband and I find that she is professional, straight forward and pleasant to talk to. What a breath of fresh air! My husband did a walk through the property before we signed the contract and we missed some things or issues on that list. The next day I emailed her and made known that garage door did not lock plus 3 more issues. That very same day she contacted me by phone and told me that she has reached out to a garage door company to installed a brand new garage door plus the other issues will be addressed and noted. To my surprise the order was made for only 1 remote not two. Again, I got hold of Mary and she immediately agreed to issued 2 remotes and installed a keypad for the door. How many companies do that? Not many, if lucky 1 remote will because most companies cut down to save cost. In addition, she has been so helpful and thorough with the safety of the tenants. We have gone through agreement and she has pointed the things that they are responsible for and vice a versa. Nevertheless, one of the women from her office (I apologize, I forgot her name) called me today to let me know of what my next steps are in transferring utility bills under my name. What I am getting at here is the fact that they communicate very well with their tenants and that is the number one thing that a lot of people over look when things start rolling and going. My family and I are looking forward to our new home that we know we will feel safe in. Mary will always be there to answer any concerns or issues I have and she will respond promptly. I will personally refer my friends, co-workers, relatives or anyone to Blue Emerald Real Estate as they are professionals and care for the safety and concerns of their tenants. Kudos and Great Job to the staff of Blue Emerald Real Estate!

Unprofessional, lazy, and ridiculous. First issue was my roommates toilet that flooded and was told that everything damaged was going to be paid by him saying It was his actions that caused it. We weren’t even home that weekend. Next issue I was told we had flooding in our unit, I took work off to go check and there was nothing, then I was asked to knock on neighbors doors to see what the issue was, I’m sorry that’s not my job. That is YOUR job. Still don’t have access to pool/sauna/hot tub/ or gym because we can’t get a key, all we’re supposed to be included in the lease we signed over 6 months ago. DO NOT DO ANY TYPE OF BUSINESS HERE, it’s not worth your agony.Below is exactly what I’m referring to... unprofessional. I forgot to add lies! Remember when I paid an entire month early?! Read the reviews everyone!!

Mary Petrelli is a crook. Warning no matter how well you clean and restore your apartment upon move out she will scam you out of your deposit. Please do not make the mistake I did renting from this company. Also keep all rent receipts to confirm you paid her on time. She will tell you shes not charging you a late fee then upon move out she will charge you a lump sum in the $1000s of dollars on your move out checklist. She will rent a dirty apartment to you but not let you have or complete your own walk through checklist. Rather she will control it so you have no idea what is put on it.

Blue Emerald was property manager over my rental. Last person Mary rented our place to unbeknownst to us was to her neice (conflict of interest). I found this out after they moved when I did some research because of what took place during rental and her doing opposite of landlord contract. She was totally out of character. Rented to them without consulting us. Didnt charge them both pet deposits and being family it was nothing short of problems the whole time. She let them out of contract a month to 2 months early by changing date on contract and wouldnt give us the keys to rent so it sat while mary played games. The place was never walked through any of the renters. We lost a month to two months rent every year. We believe our home may have been a hold over until people qualified to buy a house from blue emerald, not sure but renters seemed to be let out of contract before it was up because they bought a house. The screening of renters was not good and the place was a mess a lot after the renters and cost a lot to repair danage. We finally sold rental because of damage.

Blue Emerald Real Estate Co. & Property Management Co. managed my rental property, a single family residence, in Fife, Wa. They managed the property for over 4.5 years. They were able to find quality renters who paid on time and took good care of my property. Blue Emerald also took care of any maintenance needs and dealt with the renters so I was stress free, because I live in Arizona and unable to check on my property. I would definitely recommend Blue Emerald as a property management company.After 4 years my wife and decided to sell the rental property. Mary Petrelli with Blue Emerald Real Estate Co. was my realtor and provided me with solid counsel on market values, listing prices, and walked me through the entire process from listing the house through closing. Mary was in constant contact with me as offers and counter offers were made. Once we locked in a contract with a buyer, Mary helped through the entire process with the title company and with the buyer’s realtor. Mary sold our house in 4 months! We had a check in hand in few weeks later. My wife and I are super happy that we chose Blue Emerald to represent us. I would recommend Mary Petrelli and Blue Emerald Real Estate Co.5 Stars!

My wife and I own a rental property and contracted with Genesis (now named Blue Emerald Real Estate to provide property management services from 2011 - 2015. We lived in another state. Genesis/Blue Emerald was contractually required to perform an initial inspection of the property to ensure proper protection of our asset and failed to document garage storage cabinets that were hung in our garage (pictures of our property should have been taken). When we moved back into our rental property in May of 2015 we discovered the cabinets had been stolen sometime during the past 4 years. Had the property manager conducted proper inspections (including photos) it would have been obvious which tenant stole the cabinets and their security deposit could have been held when the tenant moved out and used it to replace the cabinets. After requesting a fair replacement value for the cabinets (including installation) of $1160, the property manager refused to send us the full replacement value and only gave us half. We even referred two family members to Blue Emerald over the past 4 years, who are now customers of Blue Emerald and they still refuse to make us whole. Mary Petrelli is the property manager responsible for the mistake. Avoid using this property management company at all costs.

She is very understanding and recognizes that life has its share of problems but gives those who make a strong effort the benefit of the doubt. Horrible woman and company! I received an email about an open apartment and went to just drive by the building and see the area. It was unacceptable, I feel sorry for the tenants that live in that filth, it is clearly not kept up at all, I feel sorry for people who have live with slum lords not maintaining an acceptable building. I called the office and the girl was nothing but rude about an appointment.

They became property management for my unit after having an anti harassment suit with my actual landlord. Mary was very nice in the beginning but once i began submitting repair requests she demeanor changed. I submitted a hand written repair request in November 2014 and finally in April they began to fix minor problems I had. Almost 5 months later i got upset with Mary over text and email believing she was ignoring the many requests. I had to go as far as inolving the BBB (better businesses bureau) to make them movethwir buns to get working on my unit. We had roach issues on this property since we moved here and they did only a kitchen treatment once and then finally my whole apartment aftet i had to complain again because they only kept spraying my unit and not everyone elses. I was accused of being dirty, when i stay home with my 3 children and all Im doing all day long is cleaning and taking the trash out daily. Furthermore, Ive had a hole in my ceiling for the last 3 weeks the cwiling was leaking and it broke through. So my bathroom smells like the mold from the interior of the building and the hole is because the ceiling fell through because the water was sitting for so long. We are at the end of our lease and i paid a LMR (last months rent in December of 2013 and never used it. When i mailed in my request and told her over the phone and through texts she didnt allow me to use it and instead kept the $660 rent check we accidentally placed thinking we were supposed to be out in November.I have nowhere to go and my family and I will be homeless now. she is forcing me be homeless and to have to take her to court to get my money back. When all the paper work is right in front of her she says she never recieved my repair requests and that she mever knew. There was no walk through inspection done and no checklist for either units i rented here. My husband broke his arm and has been on unemployment and she still kept the only money we had to our names.Although the business relationship was handled poorly and Mary has told my husband to shut up on a couple heated phone vall discussions, i still believe they are nice people. God bless them anyway.

Mary is a really bad liar and displays another side to her once she has your rent money. I would not rent from them and check the internet for more reviews.Please see Ashley review below. Her review is very legit and i think ill post mines on the BBB too. This company is horrible.
