I have not rented or obtained services from this company. However, this company engages in questionable activity, specifically not doing credit checks when renting properties. To summarize an individual used my identity to rent a home and this company did not run my credit(would have been impossible to obtain my credit because its frozen). They then with no communication turned the unpaid balance over to collections which impacted my credit significantly. When I reached out to them to question the situation, they were not helpful and dismissive. This company does not do adequate due diligence and their actions are malicious toward innocent people. Who knows what other wrong doings they partake in and innocent people theyve impacted.

This reality company is the best I’ve experience. Unlike other rental companies I’ve experience this company does a very well job with getting things fixed for you upon request/ work order. Cynthia is very sweet and professional. She keeps me updated with everything I need to know. Overall my experience has been great with this company. It’s 2021 and I’m proud to be renewing my lease with this wonderful rental company!

Be careful using them. I was a tenant that moved out for medical reasons after being there for 15 months. Gave them a 30 day notice, then Then cleared me to move out took my keys on the move out day. After over 45 days of waiting for my deposit and the excess amount of rent paid for the remainder of the month they then notified me that they are waiting on a doctors letter to release me from my lease. When I provided it 3 weeks later they presented me with a bill charging me all the days it took to receive the letter.Don’t do it. I wouldn’t recommend to anyone especially military families. They don’t care what the issue is they want money.

Been with them for 2 1/2 years ! Never had a issue, if there was ever a problem the property manager was on it immediately and was handled right the first time ! Even after my 2 year lease was up and I needed more time they were able to work out a 6 month lease and The Lord knew we needed it ! Highly recommend there rental department! The staff was always so nice !

Her mannerism calms me, and she has a way to speaks confidence into any situation. Let me start by saying, her skill-sets are innate to the position she is doing, and her potentials are untapped. Cynthia can fit into any part of maybe any organization.If she does not know the answer, she will research, if she is not sure she will not give me an answer to calm me but will hunt the truth down to make sure I am satisfied. Being a military family I anticipated our move to the area, but I was stopped short when my husband was not only given PCS orders, but would start that transition with a deployment to Iraq. I decided to stay put in our MD home until my husband returned. I started off viewing homes online a year ago and saw Rose Anne Ericksons office listing a number of new construction homes. I called to inquire and got Christina Durden, who answered all my questions and gave me information about Columbus and surrounding cities. When I did reunite with my husband in Columbus a year later, we rented a home thinking we wouldnt purchase, but after a few months revisited the idea. I had since forgotten about Christina. I connected with a couple local agents, all well experienced and knowledgeable, however, the market was burning hot and I realized finding someone who would take time with me may have been an overblown expectation. I was actually chasing these agents around and missed opportunity after opportunity. Not only was I doing my own footwork, but the agents were talking down about other agents in the business, which did not impress me. If you are willing to talk badly about others in your profession, hoping to gain my business, I can only wonder what youd think or say about me. Considering neither put in any work to warrant their superior attitude toward themselves, and the market being one where houses are selling themselves, I personally wouldnt have approached a potential client with bash sessions of other agents. I wanted someone who would be driven, loyal, and still value being a kind person. Thankfully, I did not sign to make either my exclusive agent. I called Rose Anne Ericksons office again to inquire about a new construction community, left a message, and low and behold, it was Christina Durden who called me back. Christina surprised me by replaying all the details of our conversation a year earlier which impressed me greatly. Not only did she remember what I was looking for, but where I was from, and other personal details. I knew then she was the one I would work with. As I suspected that attention to detail was a constant as we searched for the perfect house. Showing after showing, she remained optimistic, upbeat, beyond kind, and never once made me feel like I was a burden to her. I never had to wonder if she had my needs at the forefront because she was superbly communicative. We must have looked at 20 houses, wrote plenty of offers, but in this market, the buyer cant expect people to negotiate. I have a real estate license from my home state and this is not my first home purchase, so I am speaking from experience. She always made sure my offer protected me in the event the home turned out to be a lemon, which, sadly there were a couple of those. When I wanted to pull my offer, she never waivered and was a steadfast ally which is definitely most important. When we found the right house, she wrote the perfect offer as the house turned out to be all I was looking for. Throughout my time working with Christina, she was in daily contact, had the best attitude, was friendly as well as professional, and is a generally nice person, which was a direct contrast to what I had previously experienced. Dont be fooled by thinking the person in real estate the longest is the best person to go with. In Christinas case she is a fresh breath of air, full of energy, kindness, integrity, and drive. I suspect she will have a long, successful career. I am reviewing her because she took the time to make sure my familys needs were met and even went beyond her duties even after I purchased the house. I feel it only fair that I take the time to brag about my agent, whom I have nick named, my Rockstar! Thank you Christina Durden, for everything! From giving me a list of awesome local options for financing, to plumbers, to where to find good food! I would choose you all over again. You made a generally stressful task feel like a daily meeting with a fun friend.

Ive rented from RAE since March 2019 and really appreciate Andrea, Claire, and Cynthia. In all of my dealings with them, they have been helpful and friendly.My AC went out a few weeks ago and ended up taking several days to fix and Cynthia was responsive and proactive; she called to check in, she was quick to respond when I had a question or frustration, and she remained friendly throughout. She also called me after everything was fixed to make sure I was okay. I really appreciated her kindness through the whole ordeal.**Update:Unfortunately, Im changing my rating to two stars. Heres why:About midway through August, I asked the rental manager to talk to the owners about a rent discount for the month of August, since I was unable to live in the house for 10 days due to a lack of air conditioning. She said she would talk to them. After I didnt hear anything back for several days, I called and left a message. There was no response. Then I checked in with her again before rent was due and asked again about a rent discount. She said that she hadnt talked to the owners about it yet, but that she would ask.I then waited another several days to hear back from her. I reached out again, as I was getting nervous at not having paid rent yet (it was around the 7th or 8th of the month). She responded to tell me that there would be no rent discount, as the owners were feeling the financial impact of having to make repairs to the homes air conditioning, but that she would waive the late fees to my rent (since it was past the due date). I told her I understood, as it was the owners prerogative to extend or deny a discount in this situation. When I went to pay rent, the late fees were still on the account, so I emailed the manager again to let her know.I then got an email back from her stating that she would not be able to waive any late fees due to FHA policy. (No mention of the fact that, also according to FHA policy, I must be provided with a livable dwelling, and the house was between 90-96 degrees inside for ten days.) I emailed back to express my frustration. She called me the next day to explain that her leadership would not allow her to waive the late fees due to FHA, and that if they waived my late fees, theyd have to do it for everyone else which, Im sorry, is ridiculous. Being displaced from my home (which is also where I work) for ten days impacted me financially; I was barely in a position to pay full rent, much less the extra $100 (of accrued late fees) that management refused to waive.The people Ive dealt with at RAE are generally friendly and can be helpful, but this experience has shown me that you cant expect them to value tenants in good standing over an extra $100. That may not be very much money to them, but it was to me. I also didnt appreciate the rental manager trying to placate/charm me on the phone while not addressing the issue. Very disappointed.

Avoid this company. The first time I called it sounded like Andrea was watching TV and was bothered to talk to me about the home. Very rude. Then They will have you apply to rent a home and tell you you’re a “maybe” with no reason or answer why. They will get you to make someone else apply to co-sign and pay again. Andrea told us how to fill out the application exactly and then when we didn’t hear anything for 2 days we called back. 3 attempts of Cynthia saying she would call back but didn’t. Finally Andrea tells us we are declined because we filled out the application wrong. Funny she’s the one who told me to put those things and use that proof or Income. Andrea told me to do another (4th application) to fix her errors and pay yet again. When I said no you’re not running our credit again she said oh yeah no just email it. Bad business with military and will warn everyone I know about their shady and rude practices.

Our realtor (Dan Richardson) that works with this company did not advocate for us at all in our home purchase. I basically found 75 percent of the houses we looked at, and when the construction of our house got delayed multiple times, we found out through the lender, and or the builders realtor. He pretended to be on our side, but did little to nothing for us. He tells you he is working hard for you, but dont be a fool. He is not. If I could, Ill give 0 stars.

I reached a character limit last time so I will state this do not let them be your property management company for any reason.They somehow allowed drug dealers to get into our rental a guy who is a major felon etc with no explanation as to how it happend. They still owe us money for the property even though they swear they have given us all our money back which I have proof that they haven’t. They are very rude and unprofessional Claire is extremely rude and could care less to be bothered by your property.They have a monopoly in this town with the owners husband being the builder of gray hawk homes and her being the realtor who sells them. It has been an all out mess. I just had parole officers come to my house tonight because the guy they are looking for had his last address as here and he skipped checking in and the parole officer told me he’s a dangerous felon watch out yeah it’s me and my young son how lovely is that?My husband is a veteran who thought he could trust them after purchasing his two homes from them but it has been nothing but complete nightmares and horrible experiences. Whatever you do steer clear of these people. We still don’t know if we will get our money back every time we ask we are given the run around so I did report them I mean to be a horrible mismanaged company is one thing but to take advantage of a veteran in a complete military town is low and completely uncalled for. Men and women while stationed here watch doing any business with them. If anyone needs proof of these claims message me I have everything to back it up

We rented there for 2 years and I thought things were rocky at first with the property manager that we signed the lease with. A few things that were promised to be fixed were not fixed. The new manager Kelly is good and I believe she gave us a fair move out inspection. We had very little interaction with them and basically paid our rent for two years and left. We were refunded our deposit promptly after move out. My air conditioner quit working one time and they fixed it on the same day I made the request. Overall, a good experience. We loved and miss our home we rented from them. Read your lease and make sure you understand the early termination clause. They will stick to their contracts.

Our first realtor with this company (Tina) knew absolutely nothing about what we were asking and then become argumentative with us so bad we had to switch realtors to (Dan Richardson) who was the worst realtor we have ever experienced. We would ask him questions and not here back from him like over a week and then found out the information on our own. He never showed up to our inspection and then our closing. He told us that he is not committed to us and our needs with the house. We love the house but the service we were provided was behind the worst ever. If you want to get a greyhawk home they are beautiful but find your own realtor.

This place is a joke if you are a renter. When we first moved into the house the water line was missing from the fridge. It took them approx three weeks to get someone out to place the line it. The lady responsible for that left the company and things seemed to get better. Then after signing a new lease the microwave went out and it took two weeks to get someone out to fix that. The air conditioner went out multiple times and the person they would use would not check everything so it would normally take two to three trips for things to get fixed. Right before we moved out we came home from a trip and noticed that the hall way floor was wet. I reported it immediately and I was told to find the leak and let them know. Seven days later when I found the pressure relief valve leaking on the hot water tank they finally sent someone out. He replaced the pressure relief valve and took pictures of the floor but did not do anything about the water under the floor. I had to pick up the floor to clean the water from under the floor to prevent mold and a health hazard to my family. This also prevented more damage to the floor. When we moved out they tried to charge for things that were already damaged when we moved in, the floor that I had to pick up to prevent mold and health issues, professional cleaning fees, professional carpet cleaning fees, and other things. The person in charge of rentals also changed my move out date not from when the notice was given but to when she received the copy of my orders, thus in turn violating federal law. They say that at the end of the lease they send something saying you need to have the house and carpet both professionally cleaned but it is not in the lease and they think because they send a letter at the end of the lease it counts. The floor that they did not fix even though the person that they sent out to repair it and Billy there also admitted they failed in their diligence to properly address the issue still charged for that, the professional house cleaning and carpet cleaning and even after providing proof of the written notice for move out would not adjust the move out date even though Jane admitted to changing it. Do not try to get Rose Anne involved as she will ignore you and if you tell them that you are going to proceed with court action they will say you should not threaten them with that action even though they know they are in the wrong. I have a strong case and now with an attorney not only will it cost them plenty of money and the home owner as they pushed to have the deposit released even though everything was not resolved JAG is also involved and due to violations in federal law it will be even worse for them. STAY AWAY FROM ROSE ANNE ERICKSON THEY ARE BASICALLY SCAM ARTIST IN A BUSINESS.

I would not recommend this rental company. We recently moved out of a property and because a property manager didnt do their job were getting charged for an issue that was previously there before we moved in. It seems like everytime you call the company it takes days for someone to get an answer for you on any issue. Ill make sure to let others know to stay away from this company.

I would highly suggest not renting from them. They are only concerned with making a quick dollar rather than your best interest and safety. 1. It took us three months before someone would even email us a copy of our lease. 2. We had a large dead tree in our side yard which had 9 plus size limbs fall spontaneously. Small branches fell constantly as well. We have waited 2 months and still nothing has been done about this tree. Thankfully so far none have fallen on our kids when they play with the neighbor outside. Our rental agent was actually out at the house next door and managed to notice a dog we were watching for a friend while she dealt with medical issues. She didnt notice the giant dead tree we have talked about. She drove back to columbus, charged us $300 for a pet fee and then a letter was hand delivered. So much time was spent on then making a quick dollar, while a dangerous situation has been ignored for 2 months and counting. I was also told if she drives by while the neighbor and her child and dog are playing with my kids in my yard if we would be charged for a pet fee. I was told yes. We shouldnt have any pets on our property. I inky gave a second star because at least the house was clean...though when we showed up to move in they were still there putting the flooring in.

Took our money for our application and ran our credit TWICE. After we were approved and told the place would be ready to move in on the first they told us the property posibly could not be rented as it was under contract to sell. We are now ten days from the first and still dont know if we have a place to live. We had to find someplace else because when we asked if they had anything else they just said no. They did not help or even offer to make this right. They have been very unhelpful, unresponsive and not a company I would choose to work with EVER. Completely disappointed in them.

You don’t want to rent from here, this company is disgusting. Viewed several of their properties and it was clear they don’t visually inspect them or clean them. The houses were nasty. Leftover dirty clothes, dirty walls and sinks, mud stains on the walls, highly embarrassing for an owner. They don’t respond to you unless you want to pay more than asking, and their prices are usually above market. Look elsewhere for your management company or landlord

Kelly was nice and we for the most part got along well but Claire is a liar, theif and incredibly rude and should NOT be working with people. If you rent a home owned directly by Roseanne Errickson DO NOT EXPECT TO GET YOUR DEPOSIT BACK! They will BS you through the whole move out process, ask you to do things that werent done BEFORE you even moved in and charge you for unrelated issues! Absolutely terrible realty company. Caught several times conducting fraudulent and illegal activities. If you rent from them they will ignore you for months. Ask for the AC to be fixed in August and it took nearly a week. They will the harass you if the owner wants to check th house out. They have been sued in this town many times and even the Sheriffs Office cannot stand their practices!

If I could give a negative star review I would. We are in the military and move often. This is one of the WORST companies we have ever dealt with. When we moved into the house there was still dishes and food in the cupboards. The house had been left empty for months and was filthy dirty. When we moved out we had the carpets clean and everything was clean as a whistle (a huge improvement considering what we moved into...) they charged us a cleaning fee of $150 saying regardless of how clean it was we would be charged, it was just a matter of how much....every single encounter we had with them was awful. Do yourself a favor and steer clear of this company!

I dont want to be too negative, but the property mgmt is not friendly to military members getting out of the lease due to military deployment. Im about to deploy and orders dont always come in a timely manner (often just days prior to deployment) so most places usually honor a letter from a Commander until orders become available. This agency did not. Orders allow a military member to move out using the Servicemembers civil relief act and 30 days notice. While not breaking a law, it is unfortunate that the company is not working with me. In 12 years of service and several deployments from different locations, this is the first time I have encountered such an issue from a property mgmt company. Not the end of the world, but I would not recommend this company for this sole reason.

Buyers beware of Rose Anne Erickson and Grayhawk HomesBeware to protect your investment and hire inspector on new home construction. Never do a lot hold on new construction because they will attempt to keep your money if you do not accept theie counter offer. They never accepted my counter to their counter all based on them not knowing my inspector personally. They had me put in second offer on the 30th day of my lot hold of which, my lot hold would expire that day midnight, they had countered 5000.00 down and when I did submit offer again with 5000.00 they turned around and asked for 20,000.00 down.To make a long story short they held out the week not countering and by tricking me into making second offered they raised the deposit. Yes they kept my money. I did not have 20000.00 plus another 8-10000.00 monies for upgrades on hand. Never do a Lot Hold with Greyhawk. If I had just submitted offer and they never countered at least I would not have lost a dime. I lost my 2,000.00 lot hold which was horrible, because the lot hold says if you do not come to an agreement they keep the hold money. I am not rich like them.. That was a months salary for me. It is a win win situation for them

We rented from them for over three years. and we had numerous issues that went unresolved or took months to resolve. To start off with, I asked if the locks had been rekeyed because there had been extensive work done prior to us moving in and Im sure extra keys were made in the process, we had one as a matter of fact--found it outside before we moved in under the downspout. Well I was assured that there were ONLY the 2 keys I was given and the 1 held by the office (LIE!) and the locks were not changed. During the move-in inspection we missed the master ceiling fan not working. I called within a couple of days of moving in and it took weeks for that and the fact that there was no bedroom door to be resolved. And I loved hearing the insinuation that I had broken the fan right after I moved in from the Manager Angela at the time. Then I was told there was to be an inspection for insurance purposes, so I took the day off so I would be there. Well, the afternoon rolls around and no call, no show. I was told it was cancelled. It was rescheduled about 2 weeks later, which I was not notified of until it was too late for me to take off work and told I had no choice in the matter. I was told that Angela would accompany the agent. When I got home that afternoon, my front door was ajar. Later that evening I noticed that the front door of the new unoccupied home across the street was also open. WTH?? Then we noticed that one of the windows was the wrong size and we could not lock it. Someone was sent out weeks after the work order was put in and nothing was done. It took about 2 months for a problem with the septic system to be addressed. And according to neighbors that house was built over a natural spring..... maybe THAT was why there was ALWAYS a lake under the house and the back yard was always a swamp!! But when I called about that I was told that this was the wettest spring in a long time or we are having a really wet winter... or weve had a lot of rain this summer! REALLY??? I was there over three years, so each year was getting increasing record amounts of rain??? Or we could talk about when the dishwasher supply line sprung a leak and I came home to a lake in my living room. At the time I didnt know where it was coming from and after looking cant find the source. And I loved it when I called to report it, the condescending tone that Jane gave me over the phone. So then someone does come out that evening but all he did was pull up the carpet along one side and shove some boards under it and got a fan out of our garage and turned it on.....No one ever came to get up the water or clean the carpet. Weeks later I called for them to come put the carpet back down, which all they did was push it back it place. The edging strip was broken and sliced your foot when you stepped on it and the carpet was coming unraveled all along the edge. Never fixed. I gave a verbal notice of moving out in March and was also told I would receive move out instructions and never did. I also gave notice online in April twice, the first time I got no response. The second time was after one of the workers for Greyhawk Homes (Rose Anne Ericksons husband) tried to break into my house during the day while I was there!! What if my girls had been there!!!!! Oh and the building code violations!!! How that house passed inspection??? Maybe they are gonna rent it out until the warranty is up..... IDK but renters BEWARE Rose Anne Erickson!!! They are just crooks!!
